What You Can Check on JikoDB
Stigmatized Properties
Properties with disclosure notices involving suicide, homicide, solitary death, fire, etc. Information reliability is shown in three levels: Confirmed, Likely, and Unverified.
Disaster Risks
Flood zones, landslide warning areas, and earthquake risk (probability of seismic intensity 6-lower or higher within 30 years) based on data from the Ministry of Land, Infrastructure, Transport and Tourism and NIED.
Yakuza Offices
Locations of designated organized crime group offices in the vicinity. Based on information published by prefectural public safety commissions.
Religious Facilities
Information on religious facilities in the surrounding area. Data is based on publicly available religious corporation information from the National Tax Agency's Corporate Number Publication Site.
Related News
Automatically collected incident reports related to the area, such as homicide, fire, and unexplained death. Helps identify key questions to ask real estate agents.
Disclosure Obligation Status
Automatic calculation of disclosure obligation remaining period based on MLIT guidelines. Approximately 3 years for rentals; no time limit for sales.

JikoDB manages information through three stages.
Layer 1: Candidate Detection -- Addresses with potential stigmatized property incidents are detected from public information. At this stage, they are not treated as confirmed facts.
Layer 2: Independent Verification -- Cross-referencing with multiple independent sources (official government data, real estate listing information, news reports, user submissions).
Layer 3: Publication-- Published with clearly indicated verification levels using JikoDB's original classification and descriptions.
