JikoDB lets you review stigmatized-property listings, disaster information, and designated organized crime group offices by address. It separates each fact and its source so you can prepare questions for the real estate professional.
What is JikoDB?
JikoDB is an "area risk check tool." It is more than just a stigmatized property database -- it consolidates all the information you should know before living in an area, in one place.
A missing database result does not prove that an address has no relevant history. JikoDB is designed as a starting point for document review and direct confirmation, not as a safety verdict.
What You Can Check on JikoDB
Stigmatized Properties
Properties with disclosure notices involving suicide, homicide, solitary death, fire, etc. Listings are grouped by basis: Real Estate Listing or Information Provided.
Disaster Risks
Flood zones, landslide warning areas, and earthquake risk (probability of seismic intensity 6-lower or higher within 30 years) based on data from the Ministry of Land, Infrastructure, Transport and Tourism and NIED.
Yakuza Offices
Locations of designated organized crime group offices in the vicinity. Based on information published by prefectural public safety commissions.
Evidence and Verification Status
Each listing distinguishes its publication basis and verification status. Disclosure requirements must be confirmed for the individual transaction.

3-Layer Listing Management
JikoDB manages information through three stages.
Layer 1: Candidate Detection -- Addresses with potential stigmatized property incidents are detected from public information. At this stage, JikoDB does not assert them as facts.
Layer 2: Basis Classification -- Separating real estate listing information from information provided to the database.
Layer 3: Publication-- Published with clearly indicated listing basis using JikoDB's original classification and descriptions.
